There are several factors to consider when placing your property in the West Hawaii Rental market. First, should the property be rented as turnkey, furnished or unfurnished? What utilities or services should be included in the rent? Before you decide, we will discuss these options with you. Please note, in Hawaii unfurnished generally means that the standard appliances are provided.
Second, ask yourself if the property is a place you’d like to live in. First impressions do count. In order to attract and maintain the best tenants, a property should show pride of ownership. We work with licensed, professional service personnel to ensure that the value of your investment is being maintained. As a professional property manager, we protect the value of our owner’s investment property while maintaining the highest possible cash flow.
Third, expect the unexpected. It’s five o’clock on Friday afternoon and the tenant reports the refrigerator has just squealed and died and the upstairs toilet is overflowing. Under the Hawaii Residential Landlord Tenant Code, a landlord has only three business days to start repairs to problems that affect the habitability of a property. As licensed professional property managers, we respond promptly to emergency situations to ensure that your property is in compliance with the law and is taken of.
